10:45am - 11:45am: Preparing U.S. Cities for the 2026 FIFA World Cup: Security, Crowds, and the Role of Property Managers

As major global sporting events come to the East Coast, commercial properties will play a critical role in supporting heightened security, safety, and operational readiness. What should building leaders expect—and how can they prepare?

Join Andrea Schultz, Certified Protection Professional (CPP) and Security Manager supporting East Coast operations for the upcoming FIFA World Cup, for an insider briefing on what property managers and building teams should know as international events approach cities like DC, Philadelphia, Boston, and the New York/New Jersey region.

Andrea brings a unique perspective from her previous role at National Football League headquarters in New York and earlier service with U.S. Department of Homeland Security in Washington, DC. She has advised organizations across the country—including hospitality and lodging leaders—on how facilities can prepare for the operational and security demands that accompany major global events.

In this practical session, facilitated by Tracy Seymour with AlliedUniversal Security and Ben Comm with Cushman & Wakefield, Andrea will share:

    • How global sporting events impact nearby commercial properties
    • What building teams should anticipate in terms of security coordination and operational planning
    • Best practices for preparing properties, tenants, and staff
    • Lessons learned from previous large-scale events and national security coordination

Whether your property is located in a host city or simply wants to strengthen its preparedness planning, this session will provide valuable insights directly from someone working on the front lines of global event security.

    12:15pm - 12:45pm: America250: What It Means for CRE in the Mid-Atlantic

Get a first look at America250—the nationwide commemoration of the United States’ 250th anniversary—and what it means for the commercial real estate community. Join us for a timely briefing on upcoming initiatives, regional activations across the Mid-Atlantic, and opportunities for properties and businesses to engage. This session will highlight what’s ahead, how to prepare, and how CRE leaders can be part of this historic moment.

    1:00pm: Departure for building Tours

    Sustainability:

    1. Tower's Millennium Building: 1909 K Street
Located on a prominent corner in Washington's Golden Triangle business district, this Class A, 235,000 SF multi-tenant office building underwent a landmark sustainability-focused transformation in 1997 — adding four floors without increasing energy consumption. Today, The Millennium Building features a large rooftop solar array generating over 160,000 kWh annually, and holds LEED Gold®,  ENERGY STAR NextGen, and Green Globes Net Zero Energy certifications. It has consistently earned BOMA 360 designation and in 2015, it earned The Outstanding Building of the Year (TOBY) Award in the Earth Building category. Home to several prestigious law firms, the property is less than two blocks from the Farragut North Metro station and a Capital Bikeshare station. A new rooftop conference and event center is currently under construction, with an anticipated opening in May 2026 — making this an exciting time to visit.
    2. Tower's 1828 L Street NW
This 285,000 SF, LEED Gold® and ENERGY STAR Certified building sits on a premier corner in Washington's Golden Triangle business district. The freestanding property features 100% perimeter windows and has undergone significant recent upgrades: a ground-floor conference center was added in 2022, followed by a Town Hall-style 4th floor in 2024, offering shared amenity spaces designed for smaller suites — ideal for tenants seeking premier amenities that support hybrid work. 1828 L Street holds consistent BOMA 360 designation and has recently earned ENERGY STAR's NextGen certification. The building is steps from both Farragut North and Farragut West Metro stations and a Capital Bikeshare station, and is surrounded by vibrant dining options — including the newly opened Mikey and Mel's Deli on the ground floor.
