Changes have been proposed to the City of Alexandria’s Bonus Density and Height Program to attract greater investment in the development of affordable housing. Currently the program offers bonus density of up to 20% and bonus height of up to 25 feet in exchange for the provision of affordable rental or for-sale units. Developments located within small area plans are also eligible for bonus density greater than 20% when authorized.
The proposed amendment recommends adjusting Section 7-700 of the City’s Zoning Ordinance to escalate the bonus density limit from 20% to 30% with allowance for increases above 30% for particular small area plan plans.
